Creative space port sevcable. What's happening now

The new public space "Port Sevkabel", launched on the platform of the same name industrial complex on the Kozhevennaya line on Vasilyevsky Island, will begin full-fledged operation in April 2018. At the same time, the founders of the project will provide guests with free access to a space of 3 hectares and will open a developed coastal area, which is already ready.

Currently, several companies operate in Port Sevkabel, including the North West hostel and several private workshops. Most of the remaining premises are at the renovation stage; in total, the space has 32 thousand m2 of buildings, while, according to project representatives, up to 40–50% of the sites have already been rented. According to the data, the cost of monthly rent at Port Sevkabel is 1 thousand rubles per 1 m2, so by summer the public space will be able to earn up to 16 million rubles every month from rent alone.

As DP previously reported, investments in the project are estimated at 700 million rubles.

Music first

One of the first tenants of the new public space will be the KPD music club, which will occupy two floors with a total area of ​​500 m2 - the site can accommodate 800 people. The club will mainly host night events, musicians and performances. Investments in the project amounted to 5 million rubles, which the founders of KPD invested in the renovation of the premises and the purchase audio equipment. Preparing the club took 1 month. The founders of the project were the Tekstil Music team - DJs Denis Shubin, Pyotr Ulyanov and Artur Kataev. The entrepreneurs already had experience opening clubs - in 2016 they launched the DOT platform, which closed at the end of 2017. The team decided to create a new club and chose “Port Sevkabel” as the location. “We quite quickly decided on a new site - soon many projects will appear here that are close to us in spirit and concept. In addition, we are satisfied with the trafficability,” says co-founder Peter Ulyanov. Now on the first floor of the club there is a dance floor, a wardrobe, a bar, and on the second there is the main stage.

According to representatives of Port Sevkabel, the premises next door to the KPD club are being renovated in which a brewery will open; the name of the project has not yet been disclosed. Also in the spring, the Surf Coffee coffee shop will begin operating, and closer to the summer, construction of a museum of technical development of the Arctic will begin. In the spring, several restaurant projects (one on the ground floor) and food courts will appear on the public space. In addition to these, the premises will be occupied by a new event site, a co-working space, and a sports cluster will most likely be launched there - the creation of a karting track and a basketball court is currently being discussed. Another music club called “Masts” will open there, which is moving to a new site from Shkipersky Channel. According to club co-founder Dmitry Machtin, the parties are now agreeing on an agreement.

“We were attracted to the location primarily by the view of the bay and the opportunity to approach from the water. In addition, the scale of investment in the project is impressive,” comments Dmitry Machtin. Another tenant of Port Sevkabel, Evgeny Khitkov, owner of the Surf Coffee chain, who also appreciated the access to the embankment, agrees with the entrepreneur. Evgeny Khitkov opens a coffee shop with an area of ​​100 m2 on the territory of the space, which is more than 2 times the size of other Surf Coffee outlets.

According to data, there are about 60 creative spaces operating in St. Petersburg - on average, each occupies an area of ​​7–8 thousand m2. The volume of this market reaches 400–500 million rubles.

There are 10 sites in the Vasilyevsky Island area alone. For example, on the Kozhevennaya line, next to Port Sevkabel, there are small multifunctional projects “Plant 34” and “Interloft”. On Kim Avenue there is an eco-loft More Place with an area of ​​13 thousand m2, and on the 13th line there is the creative cluster “Artmuza” by Sergei Beltyukov, which also occupies 13 thousand m2. Two more smaller spaces are located in the opposite part of Vasilievsky Island - “Restoration of Morals” and Korpus 2.

On Saturday, September 30, a new public space will open in the Harbor on Vasilyevsky Island on the historical territory of the Sevkabel plant with a well-kept embankment and spectacular view to the Gulf of Finland. There will be an event site, cafes, bars, and after a while - shops, restaurants, offices, clubs, hotels and even a museum.

The opening of the space, called “Port Sevkabel”, was expected in the middle of summer, but construction, as usual, dragged on (which, however, did not stop the organizers from holding several notable events on the site - in particular, the Boiler Room party, a festival of custom cars and an exhibition Waterfront). So far, out of five buildings located on the territory of the new cluster, only one has opened, the remaining buildings will be put into operation gradually, over several years. But now we can state that the western tip of Vasilyevsky Island has really come to life. Now there are several new cultural attractions within walking distance: a museum contemporary art"Erarta", near the Shkipersky Canal, and on Sredny Prospekt the reconstruction of the Kuryokhin Museum continues.

The Village visited the site a week before the opening and talks about how the new space works and what the future holds for it.

Story

The Sevkabel plant (in pre-revolutionary times - Siemens & Halske) was built at the end of the 19th century - becoming an independent division of the German industrial giant, which supplied Russian Empire telegraph equipment. The founder of the plant, Karl Siemens, acquired a license to use Edison lamps and built a factory in St. Petersburg for the production of cables and electrical equipment. The company's most notable projects in St. Petersburg were the introduction of the first electric trams, as well as the creation of an electric lighting system for Nevsky Prospect and the Winter Palace. After the Revolution, the plant (although not immediately) was nationalized, and its territory was significantly expanded, while some of the historical buildings were demolished or rebuilt.

Some time ago, the plant underwent modernization: old production machines were replaced with more modern ones, and management decided to give part of the vacated territory to public and business space. The company Miles & Yards and the architectural bureau “Khvoya” were involved in the project: over the course of a year, the workshops were gradually moved to other areas, and global reconstruction began in the vacated buildings.

So, over the summer, an embankment with a walking area appeared on the territory of the plant, an event platform was launched in one of the former workshops, and in addition, the entrance lobby, the building of the former Sevkabel Research Institute and the plant management building were partially reconstructed.

How the space is arranged

Embankment

So far, the main achievement of the project is the embankment overlooking the Gulf of Finland, the WHSD bridge across the Ship Fairway, the gloomy development of Kannonersky Island, shipyards and the nearby Marine Station. On the site along the bay, a wooden deck and laconic benches installed in the openings of the factory building, a trampling-resistant lawn, as well as a stone embankment and a path made of concrete slabs appeared. In addition, vertical wooden structures were installed on the lawn, which perform two functions at once: in bad weather, you can hide behind them from the wind, and in sunny days- use as improvised sun loungers.

In the future, on the section of the embankment adjacent to Sea Glory Square, there will be a descent to the water, and possibly a pier for yachts and boats. According to the plan, an additional entrance to the cluster territory should be made nearby. On the opposite side there will be a children's playground and a small park. The terminal hanging over the embankment, which previously served to supply cables to cargo ships, is planned to be glazed and turned into an observation deck.

Event platform

The very first open space in the cluster was an event platform, which was placed in a historical building where wooden cable reels were previously produced. The venue is designed to host various events - from exhibitions and concerts to lectures and festivals. The premises were cleared of everything unnecessary: ​​machines and communications were removed, walls were cleaned, ceiling windows were repaired, a new floor was made and historical openings were restored.

Food court

There is a food court adjacent to the event site. The first cafes and bars will open very soon in several compact premises. Currently it is still under renovation, but the list of future tenants is already known. There will be a representative office of the Easy Hummus project with Israeli food, working in the Etazhi loft project, a burger restaurant prepared by the FoodPro food delivery service, as well as a “Hello, Brussels” coffee shop with Belgian waffles and a “Fish and Chips” establishment with street fish. food

Factory management building

Also planned for the fall is the opening of the plant management building, through which they plan to equip the central entrance to the cluster. The wall covering the historical building from the Kozhevennaya line will be demolished, the facade will be restored and the entrance will be equipped. It is planned that over time the project headquarters will move into the building, and the remaining premises will be given to tenants (for example, several former workshops on the ground floor will be occupied by a club, and offices will be located on the second). The main feature of the reconstruction of the building is that the project involves maximum preservation of historical artifacts. Some machines and other special equipment will remain in the premises; tenants will have to fit it into the interior themselves.

Opening

The next major event, the start of which coincides with the official opening of “Port Sevkabel”, is “Strelka Week”: this is a series of lectures, discussions, film screenings and round tables, which is organized by the Moscow Strelka Institute. Lectures will be given by a curator and an implementation consultant innovative technologies at the Guggenheim Museum Troy Conrad Therrien, founder of the research center Tomorrow's Thoughts Today Liam Young, co-founder of the architectural bureau We Made That Holly Lewis and other experts. On the opening day, the venue will host a concert by the British band Hidden Orchestra, which will present a special audiovisual program and compositions from the new album “Dawn Chorus”.

St. Petersburg is a sea city. True, for a long time the only thing that reminded the average city dweller of this was the cranes of the Admiralty Shipyards on the horizon. For the most part, the townspeople were deprived of any interaction with the big water, unless they went somewhere in Repino in the summer. In the last couple of years, the situation has begun to change, and the city has finally begun to develop industrial spaces near the water. The flagship of this movement is the port, which is located on the Neva coast in the harbor of Vasilievsky Island, very close to the monument of Soviet brutalism - the Marine Station. Now, on the embankment with a beautiful view of the Gulf of Finland, instead of a closed industrial zone, there will be a space that includes all the leisure elements of a modern city dweller: from sports grounds and restaurants to exhibition halls and a museum.

As the name suggests, the new public space is located on part of the territory of the plant - the oldest cable plant in Russia. It was founded by a German industrialist in 1879 as a manufactory of the trading house Siemens and Halske for the production of lamps, cables and switches. It was this company that was the first to connect St. Petersburg with Moscow by telegraph network and began to assemble on an industrial scale the radiotelegraph invented by Alexander Popov. In St. Petersburg, Siemens and Halske illuminated theaters, shopping arcades, the entire Nevsky Prospect and the Winter Palace with electricity by special order of the Emperor. In 1918, the plant was nationalized, received its current name and subsequently made a fundamental contribution to the electrification of the entire USSR. So, in a sense, for most of its existence, Sevkabel connected people and helped them see each other more often and better. The emergence of a multifunctional public space on its territory today solves the same problems, but through culture.

All this is far from a classic story about the spontaneous development of long-abandoned industrial areas. Yes, the goal of the project is to transform the historical “gray belt” near the Neva embankment. But this time the initiative comes not from progressive entrepreneurs, but from the management of the enterprise itself. Thanks to the modernization of production, the Sevkabel company reduced the space required for the production of its products by 20% and decided to create a new cultural and business space on the vacated territory.

They seemed to be inspired by the example of their closest neighbors - a former cable factory in Helsinki and a shipyard in Amsterdam. To ensure that the space based on the coastal area and the plant buildings turned out to be at least as good as the sources of inspiration, the management of Sevkabel invited the Miles & Yards company to manage it, and commissioned the St. Petersburg bureau “KhVOYA” to develop the architectural solutions. The management of the enterprise itself remains strategic planning. This is how the Sevkabel port appeared.

What's happening now


The space will take on its finished form by 2020, when it is restored and filled new feature each of the vacated premises of the plant. Overall plan reconstruction has its own peculiarity - they will try to preserve the maximum number of monuments of industrial architecture on the territory of the plant, of which there are an impressive number. So, for example, in one of the rooms there is a climatic laboratory with authentic devices and structures that will remain part of the overall interior. And the cable drums scattered around the plant will be adapted for bench-lanterns and a large wall.

At the same time, the opening of part of the project territory for free visiting is scheduled for early summer. Now the port is not open, because this year the snow melted late, and the territory needs to be put in order and landscaped after large-scale construction and repair work. On the embankment with a breathtaking and still inaccessible view of the big water for the townspeople, the lawn is still drying out, but in general it looks quite ready for active use: on one side there are high-backed benches, on the other - the longest bar counter in the city, and in the middle are high wooden structures, which, according to the architects, serve as vertical sunbeds. They also draw parallels with the Leningrad tradition of sunbathing while standing at the walls of the Peter and Paul Fortress, which was immortalized in his works by photographer Henri Cartier-Bresson.


Hanging over the embankment is the former terminal, from which the cable was once fed to cargo ships, which at that time was a unique technical solution. There will be a gallery inside the terminal, and its edge will be completely glazed to turn it into a meditative observation deck overlooking the sea. To the right of the embankment there will be Marine Square - the main venue for outdoor events with a prefabricated stage. Basketball hoops and ping-pong tables will be placed next to it. The organizers are also considering the construction of a large wooden amphitheater with a descent to the water, and on the not yet open part of the embankment they want to equip a pier for passenger ships. This idea is promoted more strongly than others by the port curator Alexey Onatsko, the owner of his own boat. In general, they are going to use the proximity to water to the maximum: there are even plans to lay out a single water route between all the creative clusters of St. Petersburg and create an alternative to the hegemony of “walks along the Rivers and canals.”

Behind the embankment stands an impressive two-story cable workshop with large panoramic windows. From there, plant equipment is still being transferred to other premises. A third of the first floor will be occupied by an interactive museum of Arctic exploration, the other part will be given over to the central covered public square of the port and a town made of shipping containers with local shops, showrooms and souvenirs. The second floor is now open "Lingwe universala"- a group exhibition of St. Petersburg artists about attempts to find a universal language from curators - graduates of the Smolny Institute of Liberal Arts and Sciences and Bard College. Through temporary exhibitions, the team gradually plans to create a professional exhibition space and host international events in the fields of art, science and education. They also dream of creating a science museum following the example of popular European museums for the whole family, such as or, for which they are now looking for sponsors and partners. The other part of the second floor will be used for sports and gaming functions: a fitness center, Tesla Karting, and a team sports center. The roof of the cable shop is also going to be reconstructed and opened to the public.


One site on the territory is almost ready - this is the UKT (cable packaging area), which will be constantly used for exhibitions and musical events. Last year, the Boiler Room already took place there and the week of the Moscow Strelka Institute took place there. And recently the woodworking design exhibition “Wood Works” took place. Food courts will operate in the wooden niches of the space. The nearest opening is a taproom with a brewery, where you can brew your own beer in small quantities. Adjacent to the UCT is a red brick boiler house building, where the first musical resident of the port, Sevkabel, is located, which occupies two floors at once. In addition to parties, there will be concerts, lectures and film screenings.

The last important point on the port map is the former building of the Sevkabel Research Institute, which has already moved. Bars and restaurants will appear on the ground floor, and people are moving here "Masts", which the St. Petersburg public has already missed. The second floor is given over to resident studios: an artist and workshop, office and others are located here. Another resident, a cardboard maker, is already building cardboard decorations for most local events, including the recent OFF party at the workshop. A large factory chimney rises above all this - the organizers want thick colored smoke to come out of it during events, like Pink Floyd, but have not yet figured out how.

It seems that in the Sevkabel port anyone who has something creative behind them or at least has a keen interest in it will be able to find a platform for activity and implementation. It seems that there have never been places in St. Petersburg where almost everyone can show themselves - from a Smolny graduate to a cardboard maker or a yachtsman. And such eclecticism, heterogeneity of the public and the types of its activities does not seem to be something poorly compatible or inappropriate here. On the contrary, behind all these differences there is some unity. Unity in the desire to do something with high quality, originality and not ashamed, sharing the experience with others. This is what attracted another important cultural agent of St. Petersburg life to the port - the musical formation Roots United.

We recently announced the main news of the summer season: Present Perfect Festival, one of the largest electronic music festivals in Russia, which has already managed to get into the "must-see" list of the British Mixmag. In order to understand the scale of the event, just list the names of several participants: Ben UFO, Nina Kravitz, Ron Morelli and Lena Willikens.

Roots United has been based in the port since the end of winter: in February they held the OFF: Port party with the Dutch experimentalist A Made Up Sound and the French electronic artist Simo Sell. Everything took place in a two-story cable shop, which was decorated in the style of a cargo port with cranes, boat garages and rigging straps.

Very soon, the UKT space will host the American Veronica Vasika, founder of the Minimal Wave label, and the birthday celebration of the legendary Dutch radio station Intergalactic FM. This time, the bet is on the get lost concept: visitors will get lost in a two-story, circular area, where one dance floor will smoothly transition into the next. For this purpose, the factory building will be connected to the KPD club in unified system premises. The design style is inspired by the creativity of the Suprematists and the romance of the labor movement. The result will be an endless movement in a circle, in which visitors will be able to feel the atmosphere of nostalgia for progress. Roots United's global development plan for its new site is to first show all the individual locations, and then connect them together at PPF, the crown of all events.

"The boom in creative spaces is logical. They allow small investments create a market product that is in demand among tenants. But over time, demand may not be enough for everyone," adds Pavel Berezhnoy, Executive Director.

"Such projects can raise the status of the territories and get them out of a depressive state. And the city has a large gray belt - about 30% of total area. It is very difficult to give these territories over for housing. Therefore, owners are increasingly looking towards the art industry. Rental rates in such spaces are low. But they generate operating income,” experts add.

Payback is secondary

The driver for the development of creative spaces in St. Petersburg is private business. “Most projects have a slight manufacturing bias. One of these spaces is located in a building on Kazanskaya street, 7. Another example is the creative space “Taiga,” lists Vasily Dovbnya from Colliers International. A large creative cluster (20 thousand m2) has been created and on the former premises of Lenpoligrafmash on Petrogradka. Its owner, Kirill Soloveichik, told DP that he was pleased with the development of the project. “Payback is secondary for us. What’s more important is that we are doing a great public service by creating a platform for the development of innovation,” he said.
